Letter to Members June 30, 2009 |

Hello Plymouth Shore Members,
We hope that everyone is enjoying their time this season in the park. The board has been working hard to make the park an enjoyable place for all members. Currently we have several items that we are notifying the membership of through this letter.
The first item is:
Unfortunately it has been brought to the board’s attention that many members are currently in violation of the following Plymouth Shore on the Bay, LLC Rules and Regulations that was signed by each member when you purchased your lot/dock. While the board does not want to be the rules police for violations, when incidents occur on a weekly basis the board must address the issue.
AS STATED IN THE RULES:

12.) Your spouse and your dependent children comprise your membership. Any others such as parents, in-laws, married children, friends, etc. are considered visitors. Visitors must be limited for your benefit. Overpopulation of the park will not allow others to use the facilities they paid for. Upon arrival for the first time, all visitors must register at the office. Visitors are not permitted unless you are present.
And
SUBLEASING: Subleasing, renting or permitting another to use your lot or dock is NOT PERMITTED.
The board encourages the use of Plymouth Shore by its members and guests but there have been instances in which non dependent children, ex spouses, sisters, brothers, cousins and non-relatives have spent time overnight without the member present.
As elected by the members, the board reminds members as part of the bylaws the board is to address violations and defaults as follows:
Violations and Default. Tenant-Members who violate the terms and conditions contained in the Proprietary Lease, the Operating Agreement or the Rules and Regulations for the tenants of the R-V Park shall receive written notice of such violations from the President with the advise and consent of the Board of Directors. In the event of five (5) violations of which written notice has been given in a 24 month period, the Board of Directors may in its discretion consider expulsion of the Member-Tenant. The board may then proceed in accordance with Paragraph 6.1.9.1 Right to Purchase upon Default or Paragraph 6.1.9.3. Company Lien on Certificate of Memberships and Sale of Rights.
The board feels this letter should help to address several of the violations so as not to have to further address these violations, but the board will have no choice but to act if the Violations continue.
The 2nd item is effective June 28, 2009: Brian Armstong and Chris Vajda have switched board positions. Brian is now the President and Chris is now the Vice-President.
The 3rd item is the board is seeking volunteers to be part of a bylaw’s and rules committee to recommend and present possible rule changes to the members for a vote. Currently, there is a reference to parking: On weekends and holidays, second vehicles are to be parked at 7611 or 5506 E. Bayshore Rd. These locations are no longer available. The board suggested a committee be assembled to look at other possible changes that should be made at this time.
Please let any board member know by July 15 if you are interested in being on this committee.
The final item, if members have any complaints, praise, suggestions or comments please place them in writing and deliver to a board member or place in the suggestion box in the Rec. Center, board members, if approached without it in writing, we'll tell you to put it in writing before the board will address any item. However, the board can not change the bylaws. Any change in the bylaws must be approved by the membership. Thank you for your consideration on these matters.
